Clayton Heights (north-northeast) is a neighbourhood of Surrey, in Metro Vancouver. At the 2021 Census of Canada it had a population of 3,363 living in private households. 50.1% of residents identified as members of a racialized (visible minority) group, against 54.5% across Metro Vancouver as a whole; the largest single group was South Asian at 18.7%. 47.7% were Caucasian (not a visible minority, excluding Indigenous identity), and 2.2% reported Indigenous identity. Immigrants made up 33.6% of the population, compared with 41.8% citywide. Median household income before tax was $110,000 in 2020, compared with $90,000 for Metro Vancouver. 28.7% of households rented rather than owned. The neighbourhood covers 1.38 km², giving a population density of 2,432 people per square kilometre (Metro Vancouver averages about 879).
