Clayton Heights (south-southeast 2) is a neighbourhood of Surrey, in Metro Vancouver. At the 2021 Census of Canada it had a population of 5,669 living in private households. 40.7% of residents identified as members of a racialized (visible minority) group, against 54.5% across Metro Vancouver as a whole; the largest single group was South Asian at 11.4%. 56.1% were Caucasian (not a visible minority, excluding Indigenous identity), and 3.2% reported Indigenous identity. Immigrants made up 29.5% of the population, compared with 41.8% citywide. Median household income before tax was $97,000 in 2020, compared with $90,000 for Metro Vancouver. 23.4% of households rented rather than owned. The neighbourhood covers 0.64 km², giving a population density of 8,818 people per square kilometre (Metro Vancouver averages about 879).
