Lynn Valley (south) is a neighbourhood of North Vancouver, in Metro Vancouver. At the 2021 Census of Canada it had a population of 5,301 living in private households. 25.0% of residents identified as members of a racialized (visible minority) group, against 54.5% across Metro Vancouver as a whole; the largest single group was Chinese at 7.9%. 72.7% were Caucasian (not a visible minority, excluding Indigenous identity), and 2.4% reported Indigenous identity. Immigrants made up 26.5% of the population, compared with 41.8% citywide. Median household income before tax was $138,000 in 2020, compared with $90,000 for Metro Vancouver. 18.4% of households rented rather than owned. The neighbourhood covers 2.03 km², giving a population density of 2,616 people per square kilometre (Metro Vancouver averages about 879).
