Sunshine Hills (northwest) is a neighbourhood of Delta, in Metro Vancouver. At the 2021 Census of Canada it had a population of 6,095 living in private households. 56.8% of residents identified as members of a racialized (visible minority) group, against 54.5% across Metro Vancouver as a whole; the largest single group was South Asian at 22.7%. 40.4% were Caucasian (not a visible minority, excluding Indigenous identity), and 2.8% reported Indigenous identity. Immigrants made up 40.8% of the population, compared with 41.8% citywide. Median household income before tax was $119,000 in 2020, compared with $90,000 for Metro Vancouver. 14.1% of households rented rather than owned. The neighbourhood covers 2.14 km², giving a population density of 2,844 people per square kilometre (Metro Vancouver averages about 879).
