Sunshine Hills (south) is a neighbourhood of Delta, in Metro Vancouver. At the 2021 Census of Canada it had a population of 5,857 living in private households. 48.8% of residents identified as members of a racialized (visible minority) group, against 54.5% across Metro Vancouver as a whole; the largest single group was South Asian at 21.3%. 49.6% were Caucasian (not a visible minority, excluding Indigenous identity), and 1.6% reported Indigenous identity. Immigrants made up 34.8% of the population, compared with 41.8% citywide. Median household income before tax was $135,000 in 2020, compared with $90,000 for Metro Vancouver. 11.6% of households rented rather than owned. The neighbourhood covers 4.92 km², giving a population density of 1,190 people per square kilometre (Metro Vancouver averages about 879).
