The Highlands (northwest) is a neighbourhood of Delta, in Metro Vancouver. At the 2021 Census of Canada it had a population of 2,256 living in private households. 36.2% of residents identified as members of a racialized (visible minority) group, against 54.5% across Metro Vancouver as a whole; the largest single group was Chinese at 16.7%. 51.7% were Caucasian (not a visible minority, excluding Indigenous identity), and 12.3% reported Indigenous identity. Immigrants made up 27.8% of the population, compared with 41.8% citywide. Median household income before tax was $98,000 in 2020, compared with $90,000 for Metro Vancouver. 18.8% of households rented rather than owned. The neighbourhood covers 6.57 km², giving a population density of 343 people per square kilometre (Metro Vancouver averages about 879).
