Burnaby Heights (south) is a neighbourhood of Burnaby, in Metro Vancouver. At the 2021 Census of Canada it had a population of 5,442 living in private households. 61.3% of residents identified as members of a racialized (visible minority) group, against 54.5% across Metro Vancouver as a whole; the largest single group was Chinese at 37.4%. 36.3% were Caucasian (not a visible minority, excluding Indigenous identity), and 2.2% reported Indigenous identity. Immigrants made up 44.2% of the population, compared with 41.8% citywide. Median household income before tax was $88,000 in 2020, compared with $90,000 for Metro Vancouver. 34.5% of households rented rather than owned. The neighbourhood covers 0.89 km², giving a population density of 6,139 people per square kilometre (Metro Vancouver averages about 879).
