Fraser Heights (southwest) is a neighbourhood of Surrey, in Metro Vancouver. At the 2021 Census of Canada it had a population of 3,320 living in private households. 79.5% of residents identified as members of a racialized (visible minority) group, against 54.5% across Metro Vancouver as a whole; the largest single group was Chinese at 25.6%. 19.4% were Caucasian (not a visible minority, excluding Indigenous identity), and 1.1% reported Indigenous identity. Immigrants made up 51.9% of the population, compared with 41.8% citywide. Median household income before tax was $112,000 in 2020, compared with $90,000 for Metro Vancouver. 26.2% of households rented rather than owned. The neighbourhood covers 1.07 km², giving a population density of 3,107 people per square kilometre (Metro Vancouver averages about 879).
