Semiahmoo Town Centre (northeast) is a neighbourhood of Surrey, in Metro Vancouver. At the 2021 Census of Canada it had a population of 3,641 living in private households. 21.6% of residents identified as members of a racialized (visible minority) group, against 54.5% across Metro Vancouver as a whole; the largest single group was Chinese at 7.7%. 76.7% were Caucasian (not a visible minority, excluding Indigenous identity), and 1.9% reported Indigenous identity. Immigrants made up 33.1% of the population, compared with 41.8% citywide. Median household income before tax was $68,500 in 2020, compared with $90,000 for Metro Vancouver. 20.6% of households rented rather than owned. The neighbourhood covers 0.65 km², giving a population density of 5,637 people per square kilometre (Metro Vancouver averages about 879).
