Semiahmoo Town Centre (west-northwest 2) is a neighbourhood of Surrey, in Metro Vancouver. At the 2021 Census of Canada it had a population of 2,693 living in private households. 31.2% of residents identified as members of a racialized (visible minority) group, against 54.5% across Metro Vancouver as a whole; the largest single group was Chinese at 14.5%. 67.3% were Caucasian (not a visible minority, excluding Indigenous identity), and 1.5% reported Indigenous identity. Immigrants made up 38.3% of the population, compared with 41.8% citywide. Median household income before tax was $64,000 in 2020, compared with $90,000 for Metro Vancouver. 43.1% of households rented rather than owned. The neighbourhood covers 0.65 km², giving a population density of 4,148 people per square kilometre (Metro Vancouver averages about 879).
