Town Centre (south) is a neighbourhood of Maple Ridge, in Metro Vancouver. At the 2021 Census of Canada it had a population of 5,587 living in private households. 23.2% of residents identified as members of a racialized (visible minority) group, against 54.5% across Metro Vancouver as a whole; the largest single group was Filipino at 4.8%. 71.6% were Caucasian (not a visible minority, excluding Indigenous identity), and 5.3% reported Indigenous identity. Immigrants made up 27.7% of the population, compared with 41.8% citywide. Median household income before tax was $57,600 in 2020, compared with $90,000 for Metro Vancouver. 39.0% of households rented rather than owned. The neighbourhood covers 2.34 km², giving a population density of 2,386 people per square kilometre (Metro Vancouver averages about 879).
