Birchland Manor (south) is a neighbourhood of Port Coquitlam, in Metro Vancouver. At the 2021 Census of Canada it had a population of 7,043 living in private households. 42.7% of residents identified as members of a racialized (visible minority) group, against 54.5% across Metro Vancouver as a whole; the largest single group was Chinese at 14.4%. 54.6% were Caucasian (not a visible minority, excluding Indigenous identity), and 2.8% reported Indigenous identity. Immigrants made up 34.4% of the population, compared with 41.8% citywide. Median household income before tax was $115,000 in 2020, compared with $90,000 for Metro Vancouver. 24.6% of households rented rather than owned. The neighbourhood covers 3.21 km², giving a population density of 2,195 people per square kilometre (Metro Vancouver averages about 879).
