Metrotown (south) is a neighbourhood of Burnaby, in Metro Vancouver. At the 2021 Census of Canada it had a population of 4,697 living in private households. 82.2% of residents identified as members of a racialized (visible minority) group, against 54.5% across Metro Vancouver as a whole; the largest single group was Chinese at 25.3%. 16.7% were Caucasian (not a visible minority, excluding Indigenous identity), and 1.2% reported Indigenous identity. Immigrants made up 59.9% of the population, compared with 41.8% citywide. Median household income before tax was $61,200 in 2020, compared with $90,000 for Metro Vancouver. 76.8% of households rented rather than owned. The neighbourhood covers 0.28 km², giving a population density of 16,926 people per square kilometre (Metro Vancouver averages about 879).
