Seafair (south) is a neighbourhood of Richmond, in Metro Vancouver. At the 2021 Census of Canada it had a population of 4,853 living in private households. 70.7% of residents identified as members of a racialized (visible minority) group, against 54.5% across Metro Vancouver as a whole; the largest single group was Chinese at 50.7%. 28.7% were Caucasian (not a visible minority, excluding Indigenous identity), and 0.6% reported Indigenous identity. Immigrants made up 52.1% of the population, compared with 41.8% citywide. Median household income before tax was $95,000 in 2020, compared with $90,000 for Metro Vancouver. 14.3% of households rented rather than owned. The neighbourhood covers 1.46 km², giving a population density of 3,314 people per square kilometre (Metro Vancouver averages about 879).
